Richmond Real Estate Market Update


Thank you for joining me for your December 2011 Real Estate update, covering the housing market in Richmond. I’m Robyn Anderson with TRG – The Residential Group Realty.
Over the last month the number of listings entering the Richmond market for apartments, townhomes and detached properties, have eased off slightly, while sales levels have remained fairly consistent with the number of sales in October.
If we look back a year to November of 2010, and compare the number of listings to the November 2011 listing stats, we can see a 1% increase in the number of listings for detached and townhome properties, with apartment listings showing just under the 1% increase. Comparing the number of sales for November 2010 to the those of 2011, a slight decrease in numbers is evident for detached and apartment properties, whereas townhome sales were more consistent with a year ago. We’ve also seen an increase in the housing price index for all residential properties over the past twelve months.
As we approach the close of another year we can look back on a solid performance in the local real estate market, and according to predictions, look forward to what looks like a very steady and solid 2012. But, regardless of market cycles some people always need to buy and sell; motivation ranging from personal or family needs, retirement planning and straight forward opportunity, to complicated business pressures.
